Pre-Foreclosure Watch
Pre-Foreclosure Watch is a Grok Bot build prompt that helps real estate agents with lead gen. Run every week.
The build prompt
Run every week. Connect Google Sheets and Follow Up Boss, then set it up: check Salt Lake County recorded notices of default in the areas I farm. Log the address, the date and how far along the process is. Remove anyone who has cured the default or sold. Draft a short, respectful letter that offers information and options, never pressure, and points to a HUD approved housing counselor. Skip anyone on a do not contact list. My broker approves every letter before it goes out. Never call. Never visit the home.
HOW TO USE IT
- Copy the prompt.
- Paste it into Grok Bot.
- Connect the tools it names.
- Read the first draft. Approve or change it.
MORE FROM THIS ARM
Old Lead Wake-Up
Wake up my database when I ask. Connect Follow Up Boss and Gmail, then set it up: find every contact with no real touch in the last 180 days. Rank them by how warm they were when they went quiet. Draft a short note for each one that mentions the last real conversation we had. No market updates. No just checking in. Show me the full list before anything goes out.
Expired Listing Hunter
Work expired listings every morning. Connect the MLS, Follow Up Boss and Retell, then set it up: pull yesterday's expired and withdrawn listings in my farm. For each one, find what went wrong, like days on market, price cuts, photo quality and how it was written. Write a specific opener for every address. Queue the calls for my approval and log every outcome. Never call a number on the Do Not Call list.
60 Second Responder
Answer new leads before they go cold. Connect Retell, Follow Up Boss and Twilio, then set it up to work inside the script, hours and rules I approve first: within 60 seconds of a new inquiry, text, then call. Ask about timeline, financing and whether they already have an agent. Book real prospects onto my calendar. Log everything you learn in the contact record so I never ask twice. Honor every Do Not Call and every stop request.
