These Terms and Conditions ("Terms") govern your use of theblacksaltgroup.com and shawnmonsen.com, and your participation in our text messaging program. Both sites are operated by Black Salt Group ("Black Salt Group," "we," "us," or "our").

By using our sites, submitting a form, or providing your phone number, you agree to these Terms. If you do not agree, please do not use our sites or services.

01SMS MESSAGING TERMS AND CONDITIONS

  1. We use SMS to confirm appointments, send reminders, and notify clients of schedule updates or important changes.
  2. You can cancel the SMS service at any time. Just text "STOP". After you send the SMS message "STOP" to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time, and we will start sending SMS messages to you again.
  3. If you are experiencing issues with the messaging program, you can reply with the keyword "HELP" for more assistance, or you can get help directly at info@theblacksaltgroup.com
  4. Carriers are not liable for delayed or undelivered messages.
  5. As always, message and data rates may apply for any messages sent to you from us and to us from you. Message frequency may vary. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.

No mobile information will be sold or shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.

Property information, market data, valuations, and other content on our sites are provided for general informational purposes only. They are gathered from sources we believe to be reliable, but we do not warrant their accuracy or completeness.

Black Salt Group is a real estate team. Real estate brokerage services are provided through our licensed brokerage, Real Broker LLC, in Utah. Agent and brokerage license information is available on request.

06AI TOOLS AND AUTOMATED ASSISTANTS

Our sites may include AI-powered assistants, chat tools, or automated home search features. These tools generate responses automatically and may be incomplete or inaccurate. They do not create an agency relationship, and their output is not professional advice. Verify anything important with a licensed member of our team.

07INTELLECTUAL PROPERTY

All content on our sites, including text, photography, video, graphics, logos, brand names, and the Black Salt Group name and marks, is owned by Black Salt Group or its licensors and is protected by copyright and trademark law.

You may not copy, reproduce, republish, distribute, or create derivative works from our content without our prior written permission. You may share links to our pages freely.

Photography and listing media may be owned by third parties and used under license. Do not reuse it.

08THIRD PARTY LINKS AND SERVICES

Our sites link to third party websites and services, including MLS and IDX partners, home search tools, lenders, and property portals. We do not control those sites and are not responsible for their content, accuracy, or privacy practices. Your use of them is governed by their own terms.

09NO WARRANTY

10LIMITATION OF LIABILITY

To the fullest extent permitted by law, Black Salt Group and its members, agents, and employees will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, data, or goodwill, arising out of your use of our sites, our messaging program, or any content on them.

Our total liability for any claim relating to these Terms or our sites will not exceed one hundred dollars ($100.00).

Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.

11INDEMNIFICATION

You agree to indemnify and hold harmless Black Salt Group and its members, agents, and employees from any claims, damages, losses, or expenses, including reasonable attorneys' fees, arising from your use of our sites or your violation of these Terms.

12GOVERNING LAW AND DISPUTES

These Terms are governed by the laws of the State of Utah, without regard to its conflict of law rules. Any dispute arising from these Terms or your use of our sites will be brought exclusively in the state or federal courts located in Salt Lake County, Utah, and you consent to that jurisdiction and venue.

13CHANGES TO THESE TERMS

We may update these Terms at any time. When we do, we will revise the "Last Updated" date at the top of this page. Continued use of our sites after changes are posted means you accept the updated Terms.

14SEVERABILITY

If any provision of these Terms is found unenforceable, the remaining provisions stay in full force and effect.
